Toronto Slate Roof Repair: Straight Talk From a Local Slate Roofer Near You

Meet the Local Slate Roofer Toronto Home and Business Owners Have Trusted Since 2007

Toronto slate roof repair contractor Frank from Right Choice Roofing and Repair

I’m Frank Gillis. I own Right Choice Roofing and Repair, and I’ve been fixing roofs across Toronto since 2007. Slate Roofing is one of my favourite things to work on. There’s something about these roofs that genuinely gets me — the history, the craftsmanship, the fact that some have been protecting Toronto homes for over 100 years.

But Slate is not forgiving when ignored. Toronto homeowners find that out the hard way after a bad storm or a rough winter. So I’m going to give you the straight talk — no fluff, no scare tactics, just honest advice from someone who works on these roofs every single week.

What Toronto’s Weather Does to a Slate Roof

Our weather is genuinely brutal on roofing materials. Even Slate — the toughest roofing material you can put on a house — takes a beating here every single year.

The freeze-thaw cycle is the big one. Between November and March, temperatures in Toronto flip above and below zero dozens of times. Water sitting in a tiny crack freezes, expands, and pushes that crack wider. Do that 50 times over a winter and a hairline crack becomes a broken tile. A broken tile becomes a leak — and a leak that goes unnoticed turns into a repair bill that makes your eyes water.

Then there’s the wind and the storms. After every major storm, my phone doesn’t stop ringing. The July 2024 Toronto flash floods were a perfect example of what our weather can do.

“Intense flash flooding that occurred in Toronto and other parts of southern Ontario between July 15–16, 2024, is estimated to have caused over $940 million in insured damage.” 🔗 www.ibc.ca — Toronto Flash Floods 2024

And that was just one event. When you look at the full picture, the numbers are staggering.

“In 2024, for the first time in Canadian history, insured damage caused by severe weather events surpassed $8 billion — shattering the previous record of $6 billion from 2016.” 🔗 www.ibc.ca — 2024 Record Weather Losses

These are real homeowners in real Toronto neighbourhoods dealing with real roof damage. The weather here is not getting gentler — and your Slate Roof needs to be ready for it.

The Problems I See Over and Over Again on Toronto Slate Roofs

After nearly 20 years on Slate Roofs across this city, the same problems come up again and again. Here’s what every Toronto homeowner needs to know.

Cracked and Missing Slate Tiles

This is the most common issue I deal with. Slate Tiles crack from impact — falling branches, hail, debris — or from years of freeze-thaw exposure. A single cracked tile doesn’t look like much from the ground. Every cracked or missing tile, though, is an open invitation for water to get in.

By the time you see a water stain on your ceiling, the damage has usually been building for weeks. Water doesn’t drip straight down — it runs along joists, soaks into insulation, and shows up somewhere completely different from the actual leak. Don’t wait for the ceiling stain. If you spot a cracked tile on your roof or find one on your lawn, call someone right away.

Flashing Failures Around Chimneys and Skylights

Flashing failures are the single biggest cause of Slate Roof Leaks in Toronto. Flashings seal the joints between your Slate and your chimney, skylights, dormers, and roof edges. Over time, they corrode, pull away, or crack — and water needs only a few millimetres of separation to get in.

Industry experts confirm this is the number one vulnerability on any roof during high-wind events.

“Flashing secures the roof covering to the building. When flashing fails — whether it’s loose, rusted or missing — the roof covering becomes vulnerable to uplift. Once wind gets underneath, water follows.” 🔗 www.roofingcontractor.com — Storm Pressure & Flashing Failures

Bad Previous Repairs

I can’t count how many times I’ve arrived at a Slate Roof job and found a previous repair done by someone with no business working on Slate. Wrong nails. Wrong sealant. New tiles stuck over broken ones with nothing proper underneath. A bad repair doesn’t just fail — it makes the original problem significantly worse. Fixing someone else’s bad patch job always costs more than doing it right the first time.

Not every roofer should be working on a Slate Roof. It genuinely is a specialty trade.

Loose and Rusted Fasteners

Sometimes the Slate Tiles themselves are perfectly fine, but the nails holding them have corroded. When fasteners fail, tiles start to slip and shift. You might notice one that looks slightly out of alignment, or hear rattling during high winds. Left alone, loose tiles become missing tiles — and then you’ve got a much bigger problem.

How I Inspect a Slate Roof Differently

Most roofers look at a Slate Roof one of two ways — from the ground or by walking on it. Both approaches have real problems.

Looking from the ground misses too much. You can spot obvious missing tiles, but you won’t catch a failing flashing or hairline crack from the driveway. Walking on the roof is actually worse. Slate is tough against weather, but direct foot pressure can crack tiles that would have lasted another 50 years. I’ve seen it happen — and it’s always painful to explain to a homeowner.

My Drone Inspection Process

My approach is different. I use a drone for every Slate Roof Inspection. The drone captures high-resolution photos of your entire roof — every tile, every flashing, every valley, every ridge line. You see exactly what I see. Before I give you a quote, you have photos documenting every issue on your roof with a clear explanation of what each one means.

One customer described the experience perfectly. After another roofer refused the job, I was at his house within 24 hours of his call. Using the drone, I assessed the whole roof, gave an accurate quote, completed the repairs on time with no surprises — and came in slightly under budget. He said he couldn’t ask for better than that.

You deserve to know exactly what’s happening on your roof before a single dollar changes hands.

Repair or Replace? Here’s My Honest Take

Homeowners worry about calling a roofer and walking away with a bill for a full replacement they didn’t need. That’s a legitimate concern — and I completely understand it.

My honest position is this: isolated damage almost always calls for repair, not replacement. Slate lasts well over 100 years with proper care. If your roof is 30, 40, or even 50 years old, it’s barely halfway through its life. Targeted repairs done properly can keep it going for decades more.

When Replacement Makes Sense

Replacement makes sense when damage is widespread, when the underlayment has failed across most of the roof, or when fasteners have corroded beyond repair. I’ll always give you a straight, honest assessment of which situation you’re actually in.

One TrustedPros customer summed up my approach perfectly. He said I came out, gave a quote, and when I started the work it was nowhere near as bad as it looked. He said I was completely upfront — did a thorough check, ended up doing very little, only charged the initial call fee, and wouldn’t take another dollar. He called me a true gentleman.

If you don’t need the work, I’m not going to sell it to you. Simple as that.

Did You Know Toronto Offers Grants for Slate Roof Repair?

Most Toronto homeowners with heritage properties have no idea about this — and it’s important enough to have its own section.

The City of Toronto runs a Heritage Grant Program that specifically covers Slate Roof repair and restoration. If your home is designated under the Ontario Heritage Act — including many properties in Cabbagetown, The Annex, Rosedale, Harbord Village, and Draper Street — you may qualify for a grant covering up to 50% of your Slate Roof repair costs, up to $20,000.

That’s significant money sitting on the table that many homeowners never claim.

“A maximum grant of 50 per cent of costs up to $20,000 is available for Slate Roof repair or restoration on eligible heritage properties in the City of Toronto.” 🔗 www.toronto.ca — City of Toronto Heritage Grant Program

If you think your home might qualify, give me a call. I’m happy to walk you through what I know and help you understand what work would be eligible.

What You Should Be Doing Every Year to Maintain Your Slate Roof

Slate Roof Maintenance isn’t complicated. Consistency is what matters. Here’s what I tell every homeowner I work with.

Get a Professional Inspection Every Year

At minimum, once a year — ideally in spring after the freeze-thaw season, and again in fall before winter. After any major storm, get someone up there too. Catching a cracked tile early costs a fraction of dealing with interior water damage.

Keep Your Eavestroughs Clean

Blocked Eavestroughs cause water to back up along the roof edge. In winter, that creates ice dams. Ice dams force water under your Slate Tiles in ways they were never designed to handle. This past winter was one of the worst ice dam seasons I’ve seen in nearly 20 years — the calls were relentless from February through March 2026.

Never Walk on Your Slate Roof

Please don’t attempt this yourself. Slate Tiles that have survived decades of Toronto winters can crack under direct foot pressure. Leave roof access to professionals who know exactly where and how to step. That’s part of what the drone is for.

Deal With Moss and Lichen Early

Moss and lichen trap moisture against your Slate Tiles and speed up deterioration. If you notice green growth spreading across your roof, deal with it before it gets established. A professional cleaning every few years adds real years to the life of your roof.

What My Customers Say

I’ve been building this business on word of mouth since 2007. My Google rating is 4.9 stars from over 80 reviews. My TrustedPros score is 4.3 — the average for comparable Toronto roofing businesses is 2.8.

Here’s what customers consistently say about working with Right Choice Roofing and Repair.

Honest assessments. Customers say they walked away with a real, transparent picture of what their roof needed — not an inflated scope to pad a bill.

Fast response. Several customers mention I was at their door within hours. When water is getting into your home, that speed is everything.

Clean worksite. I hear this constantly — Frank and his crew left the property completely spotless. I take that personally. Your home should look better when I leave than when I arrived.

Detailed drone reports. Customers appreciate seeing the photos and understanding exactly what’s happening before work begins. No surprises — ever.

One commercial customer said if he could leave six stars, he would. He confirmed I repaired two roofs at his locations on short notice with extremely tight deadlines — quality work, on time, at a fair price.

Another customer said Frank has repaired my roof several times and has always been extremely professional and thorough. The previous owners hired a company that did a terrible job. Frank not only fixed their mistakes — he taught me how to care for my roof to prevent future problems.

I’m also BBB Accredited and TrustedPros Certified — nearly two decades of consistent, accountable work behind those credentials.

Why Hiring a Local Toronto Slate Roofing Contractor Matters

Some roofers in this city will take any job regardless of the material. Slate is genuinely different. It requires specific skills, specific tools, and real hands-on experience with how these roofs are built and how they behave over time.

I know Toronto’s neighbourhoods. I know the heritage homes in Cabbagetown, the older properties along the Danforth, and the Victorian architecture in Parkdale and High Park. I know how to match replacement tiles to existing ones so repairs blend in seamlessly.

I Personally Complete Every Job I Sell

You’re not getting a salesperson who hands the job to a crew you’ve never met. You get me — Frank Gillis — on your roof. I oversee every single job from start to finish. That’s how I’ve always done it, and that’s how I’ll always do it.

Commercial Slate Roof Repair in Toronto

Slate Roofing isn’t only found on homes. Many commercial and institutional buildings across Toronto have Slate Roofs needing the same specialized care. Right Choice Roofing and Repair handles both residential and commercial Slate Roof Repair — full drone inspections, detailed written assessments, and complete documentation for insurance purposes.

If you manage or own a commercial property with a Slate Roof, don’t let issues sit. Getting ahead of problems before storm season always costs less than dealing with them after water gets in.

Toronto Homeowners Ask. Frank Gillis Answers. Your Slate Roof Questions Answered.

Q: How do I know if my Slate Roof needs repair or full replacement?

A: It comes down to the extent of the damage. A handful of cracked or missing tiles in one area almost always calls for repair. Slate Roofs last well over 100 years — unless the underlayment has failed across most of the roof or fasteners are corroded throughout, replacement is usually not necessary. Get a proper inspection first. Make decisions based on facts, not guesswork.

Q: How much does Slate Roof Repair cost in Toronto?

A: It depends on what’s going on up there. A simple tile replacement or flashing repair is very affordable. More complex repairs involving multiple areas or chimney flashings will cost more. I always give you a detailed quote before work starts — broken down clearly so you know exactly what you’re paying for. No surprises. No hidden costs.

Q: Can I walk on my Slate Roof to check for damage myself?

A: Please don’t. Slate Tiles that have survived decades of Toronto winters can crack under direct foot pressure. Look from the ground, or call me. I’ll send the drone up and get you a full picture without anyone putting a foot on your roof.

Q: How often should I have my Slate Roof inspected?

A: At minimum, once a year — spring after freeze-thaw season, and fall before winter. After any major storm, get an inspection too. Catching a small crack early costs a fraction of dealing with interior water damage later.

Q: Why hire a specialist instead of a general roofer for Slate Roof Repair?

A: Slate requires specific tools, specific techniques, and replacement tiles matched carefully to your existing roof. A general roofer using wrong nails or wrong sealant on Slate can cause more damage than the original problem. I’ve seen it more times than I can count. Protecting one of the most valuable parts of your home is worth doing right.

Let’s Talk About Your Slate Roof

If something doesn’t look right on your Slate Roof — or you just want to know where things stand before another Toronto winter — give me a call. I’ll come out, fly the drone, show you exactly what’s going on, and give you a straight answer.

No pressure. No inflated quotes. Just honest advice from a local roofer who genuinely cares about getting it right.

After one recent storm, a customer told me he’d been nervous about calling someone. He said I came over quickly, set his mind at ease, gave him a fair quote, and charged him less than the original estimate. The repair came with a 2-year workmanship warranty. He said I was a very fair person who does high quality work.

That’s what I’m here for.
