An engineering report, adjuster’s inspection or general restoration scope may identify that a roof was affected without confirming the complete condition of every membrane layer, insulation area, deck section or concealed transition. That is why we recommend homeowners check their roof before their insurance company does.
That is where practical roofing investigation becomes important.

Not every condition identified during an insurance-loss inspection is necessarily related to the reported event. Our reports can distinguish between visible loss-related damage, apparent pre-existing deterioration and conditions that cannot be conclusively categorized without further investigation. Visual Roof Assessment
A visual roof assessment examines roofing components that are visible and safely accessible at the time of inspection.
Depending on the property, this may include:

- Roof-to-wall transitions
- Accessible deck or sheathing

A visual inspection cannot guarantee the condition of concealed materials. Where a fuller aerial view is useful, we also offer drone roof inspection.
Test Cuts and Limited Invasive Roof Investigations
Where visual inspection is insufficient, controlled exploratory work may provide better information about the roofing assembly.
With written authorization, this may include:
- Roof test cuts
- Core cuts
- Small membrane openings
- Limited Flashing removal
- Roof-edge openings
- Moisture-meter readings
- Inspection of insulation
- Inspection of roof Decking or sheathing
- Identification of roof layers and thicknesses
- Temporary repair of test locations
The number, location and purpose of all exploratory openings are confirmed in writing before work begins.
A test cut confirms conditions only at the location opened. It does not guarantee that the entire roof contains the same conditions or that every concealed issue will be identified.
Expanded Investigative Openings
Some roofs cannot be properly examined until overlying construction is removed.
Expanded investigation may require:
- Removal of balcony deck boards
- Removal of sleeper systems
- Removal of selected siding or wall membrane
- Opening roof perimeters
- Removal of sections of Flashing
- Larger membrane openings
- Access from below
- Temporary weather protection
Expanded investigative work is not included in a standard visual assessment and is quoted separately based on access, labour, temporary protection and reinstatement requirements.
These services require separate authorization and pricing. Responsibility for demolition, temporary protection, hazardous-material precautions and reinstatement must be established before work begins.
Moisture and Concealed Roof Damage
Moisture can enter a roof assembly without producing obvious surface damage. Fire-suppression water, damaged membranes, temporary openings and later weather exposure can affect insulation, sheathing and concealed roof layers.
Depending on the roof and assignment, the investigation may include physical moisture readings, test openings or referral to a qualified thermography or specialized moisture-survey provider.
Infrared imaging can identify areas requiring further examination, but suspected conditions may still need physical confirmation. We can coordinate specialized scanning separately where appropriate.

What is an insurance claim roof inspection?
It’s an assessment documenting roofing conditions associated with a reported property loss. It may include document review, visual inspection, photographs, recommendations and an itemized roofing estimate. More extensive investigation requires separate authorization.
Can a visual inspection identify all roof damage?
No. A visual inspection is limited to accessible and exposed conditions. Roofing membranes, insulation, sheathing and transitions can conceal damage that can’t be confirmed without controlled openings.
When are test cuts required?
Test cuts may be appropriate when the roof composition is unknown, or when concealed moisture, heat damage, wet insulation or damaged Decking is reasonably suspected.
What is a limited invasive investigation?
It’s an authorized investigation involving selected small openings, such as test cuts, membrane openings or Flashing removal, to inspect concealed components.
Can test cuts confirm every concealed condition?
No. A test cut confirms the condition at that specific location. Other areas may differ.
Who authorizes destructive inspection work?
The property owner or authorized contracting party must give written approval. Where an insurance claim or engineered repair is involved, coordination with the insurer, contractor or engineer may also be necessary.
Who repairs the test openings?
The investigation agreement should state who’s responsible. We can temporarily or permanently patch authorized roofing test openings when it’s included in the scope.
Can you work from an engineer’s report?
Yes. We can review the roofing implications and prepare a practical roofing scope consistent with the approved engineering direction. We don’t alter structural designs.
Do you decide whether insurance covers the work?
No. Coverage decisions remain with the insurer.
Can you separate loss-related damage from pre-existing conditions?
We can document apparent differences based on the conditions observed and information provided. Final causation and coverage decisions may need input from engineers, consultants and the insurer.
Can you prepare an itemized estimate?
Yes. The estimate can identify known work, allowances, unit prices, exclusions and concealed-condition procedures.
Can you complete the roofing work afterward?
Yes, subject to agreement, approved drawings, permits, access and coordination with the other trades.
Do you provide structural opinions?
No. Structural conclusions and designs must come from a qualified engineer.
Are hazardous-material reports required before test cuts?
A designated-substance or hazardous-material review may be required where older roofing, wall materials or other suspect construction will be disturbed.
What happens when additional damage is discovered?
The newly exposed condition should be photographed and documented. Additional work shouldn’t proceed until the revised scope and pricing are authorized, except where immediate temporary protection is necessary.
Can the report be provided to an insurer, engineer or restoration contractor?
Yes. The report may be prepared for a named contractor, property owner, engineer, insurer or other authorized client. The intended recipients and permitted reliance should be confirmed before the inspection begins.
